HDB prices on their way down

    My gf and I are looking for a flat in Bishan. We are getting married at year end.

    We looked at the DBSS at Natura Loft but the price for a 5-room is $600k. But it is a new flat compared with the resale flats in Bishan, which are about 17-20+ yrs old. In the current resale market in Bishan, 4A flats cost about $400k-420k and 5 rooms cost $520k-550k.

    Although COVs are dropping, I notice that valuations are rising; as such the resale prices seem to be holding.

    Although we think the DBSS is expensive, we don't want to write off considering it. I realise when the first DBSS was launched in Tampines in 2006, everyone thought it was expensive at that time as well.

    In your opinion, do you think the resale prices will drop further in 2nd half of this year? We have been monitoring the situation since late 2008 but prices seem to be holding (probably due to demand from PRs).

    At a dilemma now, looks like it is a waiting game for us.

    What is your opinion on the HDB market? I will like to hear your viewpoints.

    I empathize with the situation that you are facing and this is a situation which a lot of couples who are about to get married, are facing too.

    Going by the past, I am of the opinion that the resale price is going to drop further in the near future and the property market will be soft in general. It is just that the property market in general tend to lag behind the stock market thus even if the stock market has bottomed last year, the property market may not have bottom yet. No one can be completely accurate when it comes to the forecasting of future trends so do take my opinion with a pinch of salt. I hope this helps.
